Building A New Garage: Acting As Your On Contractor

There are a lot of reasons for building a garage. The weather conditions and being able to get to your car is of course the most often thought of as the best reason. One more is renovating the old garage into living space and then adding on a new garage.

Closing in an old garage can be a good economic choice. Many times the garage is connected in a way that will probably not be expensive to renovate it into a family room, play room, etc. It can be less expensive to then build a free standing or connected garage for the car.  

If you have experience and know-how of building you could save money on your building projects by being the general contractor on your own. This can be from simply buying the materials yourself or going all out and taking complete responsibility for the building and renovating.

The most essential part of being a contractor on your garage is having real good plans. You could decide to go to an architect but that would probably be very costly and not reasonable in doing this project on a tight financial plan.  There are really some good plans available that should not only save you the money on architectural plans but have things like material lists that will assist with material purchases and shopping for the right prices.

As the contractor you may do the hiring of the subcontractors. This can include carpenters or framers, electricians, plumbers, etc. Having a real good and accurate set of building plans is essential especially in the carpentry part.

There may be an advantage with local permits and requirement to acting as your own contractor in a lot of counties and cities. Electricians and many times plumbers are required to have their individual permits and inspections of their work but as your own contractor you may not be required to have a general permit and pay the normal percentage fee.

Great plans should get you off to the right start with your building project and allow you to save a good deal of money. With the right plans you can see the complete project and control your cost from the very beginning.
